The amount owed eats most of the $118k value, and the sale was postponed before. Probably not worth the time unless you know more.

How it works

Skip the Monday-morning digging.

The old way: scan newspaper notices county by county, look up every parcel, do the math, keep your own list. Here's what happens instead.

1

We find it

Sheriff-sale and county land-sale notices from newspapers across all 72 counties, collected automatically.

2

AI judges it

Each notice is matched to its parcel for value, equity and owner, rated Strong, Medium or Low, and given an AI take: Lean Keep or Lean Pass.

3

We text you

When a new sale lands in your counties, you get a text. Open it, read the take, keep or pass.

Inside a candidate card

A rating, both sides, and the AI's take.

Every sale is rated Strong, Medium or Low, with the reasons to look and the cautions against it. Then the AI says whether it leans Keep or Pass, and why.

Questions, answered

Sheriff sale vs. county land sale?+

A sheriff sale is a court-ordered auction after a foreclosure. A county land sale is land a county sells, usually after unpaid taxes. Both show up in your feed, and you can filter to just land or just homes and buildings. Land turns up less often — it's simply a smaller share of what gets sold.

Will the AI just say keep to everything?+

No. It's told to be skeptical and leans Pass unless the cushion is clearly large and the cautions are small. You still see every sale and make the call.

Is estimated equity money I'll make?+

No. It's parcel value minus the published amount owed, padded 15% for interest and fees. Other liens, back taxes, repairs and bidding aren't included. Always verify before you bid.

Do I need a card for the trial?+
